There is an honest saying “no property is perfect”. Given that every buyer has your own very specific requirements and objectives in real estate purchase, therefore it’s almost impossible to have a property project that can cater all needs. In this section, I’m happy to share my insights with you, so that you can have a preliminary understanding if The Pano could be the property unit that you are looking for.

(1) Freehold + residential title project. Many prefer freehold over leasehold project and it gets rarer to find a freehold unit in the center of KL. In general, freehold project guarantees a better resale value in future. While residential title imply that you can enjoy lower utilities rate for your unit and lower taxes such as quit rent.

(2) The “panoramic” design concept. The Pano is the short form of Panorama , which means an unobstructed or complete view of an area in every direction. The design concept inspired by SkyLINE, meteor shower. Using lightning to form linear shape merging in the idea of clean & seamless design, reminiscing the idea of ‘Panoramic’. Again, the use of neutral color scheme elevate the entire flow of ‘unbroken’ vision, redefine the modern, minimal living space.

(3) Low density vs. abundance of facilities. With only 363 units in 2 blocks, I would say the developer – OCR has been generously incorporating in 30+ condominium facilities, which occupy build up area of 4 floors in total.

(4) Modern 3-tiers security. Multi-tiers security is very common in all serviced apartment development and it is a must. Although The Pano has defined it as a 3-tiers security system, it actually provide more than 3, i.e.:

(5) Central and strategic location vs. its lower price psf. By doing a comparison with the nearby projects, you will find that the price per square feet is actually priced much lower than it could have asked for. I’m unable to share competitor’s details here, we can share more with you if you plan for a visit to The Pano’s showroom. As the location is so strategic, you can access almost what you need:

In conclusion, this project has unit types cater for both investors and own-stay buyers. The dual-keys unit also making it flexible for owner who want to sub-rent the room for better privacy.

I would classify the following people as potential buyers:

Small families – 2 to 3 bedrooms
Plan for own stay and want to rent out 1 room – dual keys
